This office has seen many changes since I began my career with the Property Appraiser's Office in 1988.  Our main goal has always been to produce a fair and equitable property value tax roll each year.

My staff and I are dedicated to running the office efficiently, cost effectively and continuing to provide the best possible service to our citizens in a professional and courteous manner
.

                                                IMPORTANT NOTICES REGARDING CORONAVIRUS

The Hernando County Property Appraiser’s Offices will close to the public from Friday, March 20th, 2020 until further notice. 
 
Staff will be available during regular office hours to answer phones, emails and process any online Exemption applications and Tangible Tax Returns.

2020 Homestead Exemption filing deadline was March 2nd.  You can late file for the 2020 exemption if you owned and occupied the property prior to January 1st, 2020.  Please print the Homestead application from the Forms page and mail in to either of our offices, along with copies of supporting documentation.  In addition to the standard documentation, copies of your December and January water and electric bills will need to be included.   https://www.hernandopa-fl.us/PAWebSite/forms/HXXFlyer.pdf

Hernando County Human Resources and CareATC has partnered together to create a six-week walking challenge to staff to increase their walking activity both in and outdoors.  It is a fun and easy way for staff to improve their physical and mental wellbeing and also a great team building activity.  On September 19th, 2019 Hernando County Property Appraiser, John C. Emerson received the R.R. “Bob” Walden Award.
 
 The award was presented at the Property Appraiser’s Association of Florida’s (PAAF) annual conference and is given for a sincere sense of dedication and outstanding service to the Association.  John Emerson has been the Hernando County Property Appraiser since 2013 and has been with the office for the past 31 Years. Mr. Emerson was also elected to the position of 1st Vice President, after being their Treasurer for the past two years.

Due to the conclusion of the 2019 Legislative Session and approval of an amendment to section 119.071(4)(d) 1,  all descriptive property information for personnel exempt from disclosure under the Public Records Act will now be removed from our website.   The expansive definition prohibits the Property Appraiser from making technology available to the public that would enable the user in any way to view data that could lead them to a physical location of an address of exempt personnel.

Updated Sinkhole Classifications
 
 
We will be rewording the “Sinkhole Repaired” status to “Stabilization Permit Complete”.  These properties will be identified on our website as a Blue Triangle and the verbiage of Stabilization Permit Complete will reflect on the Parcel Details tab. 
 
Sinkhole Unrepaired status will remain unchanged in wording and identification (Red Triangle) and verbiage on the Parcel Details tab will be “Unrepaired Sinkhole”.
 
Received a nice Thank You note from this year's Leadership Hernando Group.  We always enjoy being able to talk with the group each year and participate in educating new members about Hernando County Government and what our office does.

Through a joint effort between the Property Appraiser’s office and Hernando County Association of Realtors, we have a new interactive map to help the public easily locate properties for sale in their neighborhood.  By doing a Property Search on their own address and then clicking on the new     tab, it will show properties for sale in their area.  By clicking on the actual listed property icon , a photo and brief description shows.  Click the Website link at the bottom of the description and it will direct you to the full MLS listing.

 
The Property Appraiser and staff had a great time at the Y.E.S bowling again this year.    Thank you to all who came and supported this event.
 

 



John Emerson, Property Appraiser, and his deputies gathered donations as our Valentine’s Day gift to Hernando County Animal Services. Like people everywhere, we love animals and we all have adopted pets, many of them from Animal Services. We want to give back some of the love we get from them, and we are glad to help the agency that places so many cats and dogs with new fur-ever families.

Hernando County was established in 1843. Brooksville was established in 1856 and incorporated in 1880.  The homes featured in this walking tour are some of the homes of our early families that helped make Brooksville the community it is today.

As a member of one of the earlier families that settled in Hernando County I am happy to be able to share this walking tour with you.

NEW Tax Estimator


Ever wonder where your tax dollars go?  Use our new Tax Breakdown link to find out!  Just enter your address and click locate.  The market value of your home or property, along with your tax district, will be used to display pie charts showing the breakdown of where your tax money goes.  Try it now!


Our office has made a few new enhancements to our Property Search.

1.  In the GIS Map tab we now have a JPG feature that enables you to export the selected parcel (Ortho imagery with parcel lines). 

2. In the Parcel details tab we now have a print button that prints out the complete parcel details information on the compound search.  Basically, the same feature as the previous parcel search. 

3. Under the Structure tab we now have options to search for sinkholes.
